Why does the Church own so much property and business?

The Church holds long-term assets so it can keep building temples, sending out missionaries, running schools, and responding to disasters across generations. The Church explains this in its newsroom. It's basically the principle of 'if ye are prepared ye shall not fear' (D&C 38:30) at scale.
